- The detention allows for the management of storm water and slowing down the rate under heavy flood conditions.

- Transportation (surface) - TFP is a in a highly accessible I-35W/Tx170 area.
- Transportation (Street Frontage) - TFP fronts Old Denton Road, which is scheduled to become North Riverside Drive, a 120ft major arterial with four travel lanes, one open turn lane, wide sidewalks capable to bicycle traffic.
- Transportation (Tri-Modal) - AllianceTexas is a one of the busiest inland ports in the country as tri-modal hub:

- The first exit west of I-35W on Tx-170
- The entire east side of Old Denton Road is zoned for apartment homes, the initial block having been up and occupied for several years
- Has become an alternate route for traffic to get to Westport Parkway and the south entrance to Alliance Airport.

- FTZ No. 196 - TFP is located within FTZ No. 196 Fort Worth and Free Trade Zone treatment may be available
- Alliance Development Zone - TFP is in the Alliance Airpot Development Zone. Drone use is restricted and permitted, but monitored by the FAA. Surface lighting is also regulated.
